Q: Seeing many USA Property Trust companies stocks falling sharply. Would you be able to offer some insight to their valuation losses and where a "Buy" might be considered prudent?

Q: I am looking to add some real-estate to my portfolio .

Q: Currently I have no exposure to real estate in my portfolio. This is because I have been very hesitant to buy into real estate for the last few years because of Covid, then high interest rates, office workers working from home effecting Office REITS and on-line sales effecting Retail REITs. Are there 3 safe REITs out there paying a 4 - 5% dividend that a retired senior can invest in or should I just continue to stay away from the whole sector for now?

Q: I am looking for a couple of US dividend-paying companies that provide decent yields for retirement income. Several of the companies that you have suggested are providing growing dividends and some equity growth but the yields are low. I am currently looking at AMGN, BX and EXR. I am leaning towards BX as I think property could be poised for growth but I am concerned that the dividend seems to jump around. Were special dividends paid in the past few years or has the payout been negatively affected by declining rental income?

Which of the three would you prefer given the desire for increased income, stability of income, future dividend growth and some equity growth? (or are there other suggestion you may have)

Q: REIT's are looking interesting at these prices. If you were to invest in only 1 REIT, can be US or Canada. With the thesis being you want to capitalize on the punished sector and get a quality name that has been beaten up and has a lot of upside versus a low risk name that hasn't come down much that will likely not have a ton of upside either. Q: Seems to me that the market must be offering up some strong, well run companies that, for some strange reason, are trading at much lower prices than what they deserve. These kinds companies pay a good dividend, have a strong balance sheet and their forward earnings look good and dependable. (perhaps you call these kinds of companies 'value' companies). Anway, here's my question, I would like to begin investing in them and would appreciate your opinion on a number of these value companies that I should consider adding to my portfolio. Perhaps 6 Canadian and 6 American. Thanks as always for your appreciated opinion.
