Q: What's the main reason why some of the REITs that did well in 2021 are doing so poorly heading into 2022? I own DIR.UN, GRT.UN and SMU.UN and all three are down quite a bit so far into the new year. Thanks.

Q: Good day.

DIR.UN: I read that REITs become favourable in a rising interest rate environment. Is this true for industrial REITs too? Could you please help me to understand why. I assume that they can raise rents, but do they not have longer term rental contracts (?). Any property purchases would also cost them more. How do they benefit from higher interest rates? Thank you.

Q: If you had a well balanced portfolio and were looking to add some medium to small sized companies that were involved in industrial activity of various types, how would you feel about each of these companies on a scale of 1 to 10, with a 10 being a stock you definitely want to add right now, a 1 being a stock you have absolutely no interest in, and a 5 being a stock you thought was not bad, but not good enough to want to buy it. Say you have a risk tolerance of about a 7, with 10 being high and 1 being low. Looking for long term total return. ANRG, DIR.UN, FTT, GDI, HDI, ITP, NOA, XTC.

Q: I want to add funds to my real estate holdings, as well as refine it for maximum sector diversification.

My current holdings are DIR.UN, EQIX, DLR, CAR.UN, GRT.UN

On my watchlist for this sector are TCN and CCI

Can I get your opinion on:

1) Are there any redundancies in my current holdings and if so, what could be sold?

2) Could you rank my current holdings for which to add to - first to last?

3) For proper sector diversification, would TCN and/or CCI be good additions? Or is there another real estate name you would suggest?

Q: Hello again and thanks for your insights on AGNC, I think I will set that one aside for now. Searching the Q&A I have assembled this list of 4 companies for diversified exposure to residential and industrial real estate in Canada and the US (a bit of global with Prologis is appealing). In your opinion does this group provide complementary exposure? Can you suggest an addition to this list or is there one that you would remove?

Q: Good day. This is a follow up question to a couple of previous questions related to my daughter's TFSA account with a 5+ year hold period, moderate risk with growth and dividend prospects, Based on your responses she holds the companies mentioned in her portfolio. Based on her weightings she has enough cash left to invest in one more equity. She is considering adding either T, TIXT or LNF. Q: My Real Estate holdings, aside from a paid off home, are DIR.UN (39% of real estate holdings; up 46%), GRT.UN (13%; 11.7%), SMU.UN (16.5%; 9.5%) and TCN (31.5%; 28%).

My longer term holdings have been DIR and TCN. Following 5i's emphasis upon Industrials as a current favourable sector and comments that Industrial REITs are fewer in number (eg WPT's recent buy out by Blackstone) and therefore more valuable, plus a TD analyst comments on the possibility of an SMU buy out, I bought GRT and SMU.

However, in a general intent to streamline my overall portfolio to fewer and 'best quality' holdings, how would you suggest I amalgamate these holdings to maintain subsector and geographic coverage with projected best return? Which is the least desirable holding(s) that I might sell?
