Q: Hi Peter, Ryan & Team,

Thanks for your recent report on SVI.

In a non-registered account, we own DIR.UN, but not SVI. Looking at the charts, I see that SVI is outperforming DIR.UN over all time periods. Would you endorse selling about half of DIR.UN and using the proceeds to buy SVI?

Alternatively, we own Telus in this account, which is at a loss. Would you endorse selling all of T (for tax loss purposes) and use the proceeds to buy SVI. In this scenario, we wouldn't sell any DIR.UN.

Which alternative would be preferred?

Q: Hi with interest rates beginning to edge lower what would be the sectors most likely to benefit? Could you give me a couple of your favourite picks for each of those sectors. Would you be edging in, fully buying in, or hold off for a possible October correction? With the likely chaotic return of Trump to the Presidency would the Renewable stocks such as BEPC be at risk of correcting under this scenario? He does not like windmills much... Q: I don’t have any REIT exposure at the moment and am looking at DIR.UN. Although the yield is good and revenue is growing fast, it doesn’t appear to have a great track record on growing either earnings or the distribution. Forecast EPS is expected to rise significantly from current levels, however the ’24 and ’25 forecasts are still only about 1/3 of what was earned in 2021/22. The payout appears to have not increased since 2013(!) What needs to change for this REIT to restore earnings to past levels and to grow the distribution? Recent high rates I expect were/are part of the problem but likely are not the entire story.

Q: I did really well buying oil stocks when oil tanked 4 years ago, and holding during the recovery. What beaten up sector do you feel has great recovery potential like this currently? Would REIT's qualify since rate cuts appear to be coming soon, or are you not as confident in the recovery due to vacancy's & recession possibility? Thx

Q: Hi Peter, Ryan, and Team,

In the Real Estate sector, and across all our accounts, we own DIR.UN, FSV, and IIP.UN. FSV has been a stellar performer, and without 5i’s initial recommendation, it wouldn’t have been considered, and is certainly one we want to keep.

However, when I look at the charts for DIR.UN and IIP.UN, I see that Dream Industrial has a much better long-term record. Does a residential real estate stock need to be owned in one’s portfolio? If IIP.UN isn’t really necessary, I’m considering selling it and putting the proceeds into DIR.UN. Both IIP.UN and DIR.UN have made money, but of course, Dream has made a lot more.

Q: A quote from the Business Insider: "Prospective losses, refinancing woes, international contagion, and panic selling combine to create a bleak outlook for the commercial property sector."

I'm guessing the Office sector is perhaps the most risky portion, but how concerned are you about these three industrial REIT's with regards to the overall CRE outlook? PLD apparently has an A-rated balance sheet which I would guess help them survive compared to many (?) It also appears that much has maybe been priced into the respective stock prices of these.anada

Q: I need to raise some funds and am looking at selling a position in DIR.UN. I have read the past questions and overall you are fairly positive about it, if one is patient. I probably will not be in this for the long term....though not your usual way to look at stocks, would you be able to do some technical analysis to get some idea whether this will bounce back from its recent downturn, at least a bit, in the next month or two?
