Q: In the US Democrats have introduced legislation in both Congress and the Senate that would ban hedge funds, corporations, partnerships and REITs from buying and owning single family homes in the US. Does this pose a material threat to Tricon Residential? If this law were to not apply to Tricon, perhaps it is an opportunity for them as those on the wrong side of this law,would have to sell them within 10 years. Interested in your comments.

Q: I need to gradually raise cash over the next 6 months and am operating on the assumption that interest rates will begin a to decline in late Q1, I would only like to sell those holdings that are less likely to do well in a declining interest rate environment. Please rank each of these holdings from "Sell Now - least likely to benefit from a declining rate environment" to "Avoid Selling - should do very well in a declining rate environment". AQN, BCE, BN, BNS, DSG, ENB, GSY, KXS, NTR, PBH, TCN, TD

Q: In the name of "cutting the weeds," I'm down 20% or more on the above names (LIT:US; CTS:CA; TCN:CA; TSU:CA and TMO:US.) Are there any of them that you would get rid of at this time. Q: Hi Peter, Ryan, and Team,

In order to keep the real estate sector balance more or less the same, would you endorse a sale of TCN to use the proceeds to purchase more DIR.UN (which we already hold in this investment account) ? TCN has been a frustrating stock, but I believe that DIR.UN has more upside. Alternatively, are there other stocks in the same sector that you would suggest instead of DIR.UN?

Q: Except for CTS, ATZ, SHOP and LAC all of these, once darlings, are below where they were 5 years ago and all of them are down sharply from their all-time highs. Can you provide your thoughts on which, if any, of these stocks will be able to get back to their old highs and a guess on when. Also, please identify your top picks (ones that you are sure will survive and thrive in the next 2 to 3 years) and your bottom picks (ones that are destined to struggle for years). They don’t all need to go into those two groups, as the future of some of them may be fuzzy. A sentence or two on why you placed these stocks in these groups would be appreciated. Thanks

Q: Hi guys

Tricon has dropped more than other real estate stocks in the last week and is considerably below book value .... something that I would have given the stock more of a floor. How realistic do you consider their book value if all their homes/properties were liquidated tomorrow and the company was wound down or sold?

It seems , given the price of building materials, you could not begin to build houses for what Tricon bought many of these houses at - many after the 2009 real estate melt down, plus there is so much pent up demand for more housing given inflows of immigrants.

How would you rate the quality of management?

Do you see it as having compelling inherent value and would you add to a partial position now?

Q: hi,
looking through the 5i model income portfolio, these entities are all down in share price. for an investor looking for income and growth (both capital appreciation and dividend growth to keep up with inflation over long term ), are all these a buy today? any a sell? any others in the income portfolio you are more interested in today?

Q: Am retired with a cash account full of utilities, banks , pipes, reits, telecoms etc. for income. Over the last 6 months have added BN and GSY for more growth. Have targeted the following growth stocks for next purchase :

XIT : basket of CDN techs
LMN : a mini CSU
EQB : Stephen Smith involvement
TSU: speciality insurance
TCN : faster growing US south residential real estate

Your opinion of each would be appreciated. What is your order of buying based on valuation and growth potential ?
