Q: Thoughts on Equitable Grp? The company has double digit revenue and ebitda growth over the last 5 and 10 years, yet trades at a relatively low PE and ebitda multiple. I know it has been painted negatively with the debacle at Home Capital but the macro outlook for alternative mortgages in Canada seems very positive to me? With the big banks forced to clamp down on mortgages with new rules coming into effect Jan 1 and Canada continuing to be a great place for immigration, particularly with what is going on in the US, won't demand for housing continue to biased to the upside? Consider this for a medium term view - say 3 years. Sometimes I get caught up in my own biases for a particular outlook so I would be interested in your views. Thanks.

Q: Do you believe Equitable Group is an atractive buy now with its P/E a low 5.6? I am of the opinion that there is to much debt in Canada right now and we could be in a position where many people will default on their mortgages in the next 2 years as real estate prices go down and wages remain stagnant. What do you think about the mortgage environment in Canada and do you think Equitable Group is a safe investment with big upside potential?

Q: Would you recommend investing in this preferred at this time (given the drop in its price recently), and would you consider the preferred as a safer investment vs investing in the common shares. The reset is Canada 5 year bond yield + 4.78% (September 30, 2019). I am not sure, but are there any more Canada bonds to be issued going forward? If not how will the rate be set in the absence of further Canada bonds being issued..

Q: Isn't it a a bit too coincidental that we learn that both Royal Bank and BMO are selling uninsured mortgage backed securities, a few days before the Home Capital death spiral? You have an optimistic bias, and typically trusting towards management, so I speculate that you will answer that there is nothing much to think of it, but could you take a distrusting view on this (without being paranoid) and guess what could have motivated them to do that?

Q: What stocks to sell short if Canadian housing bubble burst? I know the benefits and risks of shorting. As well as the fact that many believe that housing prices would ever go down. Obviously, I have a different opinion and would like to have your objective answer.
