Q: 5i has been positive on CAR.un for a long time. You are not alone. It seems to be a long term favourite of many if not most REIT analysts. I have held it since 2019 and am down about 9%. It is about $15 below its 2022 high and is trading at 2018 levels. I bought it for income. Other residential REITs have a superior distribution Every day I look at it and say to myself "why am I holding this." What do you see in the future of CAR.un that makes it a buy or even a hold? If I cash out, what would be your next best favoutite with a better distribution?

Q: In the last decade I have always owned a number of REITS as part of the conservative/dividend portion of my portfolio, but I have gradually sold them off the last few years as interest rates rose and performance tumbled. My question: can you recommend any REITS from across their spectrum that feature a solid dividend - hopefully 4% + - and gradual stock appreciation. I'm not looking for smoke bombs and lasers price appreciation! Thank you.

Q: I only own two REITs in my entire portfolio - GRT.UN and DIR.UN, and both are down sustainably (25% and 15%, respectively). Do you see any lights at the of these two tunnels? I plan to sell both for tax losses if there are no chances of these two turning around before December. Your advice please.

Q: We are planning to set up a separate investment account for our grandkids. Assume a 10 year hold. There are a few sectors we would want to overweight - 3 stocks, CAD or US, in Financials, Industrials, Technology and 1-2 stocks in the others. What would you look for and how would that translate into individual stock selections.

Q: Retired relying solely on my public pensions. Have held DIR.UN for a long time. Just read your latest report. ACB is $3.27 after the ROCs. I hold 2700 units in TFSA which I am orienting towards a growth portfolio instead of income. Would you agree this equity is a candidate to move to my balanced cash account before year end to give it a higher ACB, continue to hold and maybe even add to it?

Q: Hi Team. With interest rates on the decline I'm thinking REIT's will become more popular. Also concerned with Telus's struggles so thinking of selling Telus and purchasing equal amounts of Dream Industrial REIT and Granite REIT with the sale proceeds. Would you have any concerns with this?
