Q: Could you please kindly comment on MEQ's latest Q1 report in addition to the following:
1. what might be a good price entry point if you think this might be suitable for a small position in a TFSA?
2. do you have concerns with the liquidity of the stock?
3. is there much insider ownership and have they been buying lately?
4. does this company have a habit of issuing stock?
5. does this company have a lot of debt?

-notice several bank analysts research reports on tricon have peers :

Q: I am considering adding some real estate to my portfolio. I expect interest rates to remain relatively steady or drop slightly over the next two years. Do you think now is a good time to purchase a REIT or is there more potential downside as the interest rates on their debt resets higher as the debt matures? I am specifically looking at residential real estate companies. Of the above companies which one or two do you prefer and why? Is there a real estate sector you would prefer over residential?

Q: Hello 5i Team

I purchased Morguard Corporation in 2020 at $105.00. I am beginning to become disillusioned with this company. Any thoughts on whether it is worth keeping or should I sell and move on.

Two potential replacement real estate stocks would be either Tricon Residential (TCN) or Mainstreet Equity (MEQ).

What would be your thoughts on the best purchase?

How was MEQ year end results announced earlier this week?

I am a long time holder of MEQ and I am wondering your overall thoughts considering the 50% growth this past year and if this is the beginning of bigger moves to come for MEQ as they break the 1B market cap.
NAV is a hard thing for me to evaluate, but the company keeps stating they believe they trade below NAV, would you agree?

Thanks for all you great information.
I have held both Morguard Corp (both MRC and MRG.UN) and Mainstreet Equity for quite a time period and done quite well in both, more than doubling my initial investment.
All these stocks have always traded at substantial discounts to net asset value, which has given me downside risk protection, and at one time I thought they might trade closer to NAV. In the past year I have heard from multiple BNN guests that Rai Sahi who runs Morguard, and apparently owns more than 50% of Morguard, could pay much more attention to delivering shareholder value, including moving the share price closer to NAV. So my question is, looking 5 years out, which company, MRC or MEQ, do you feel: 1) has better MGMT, 2) is in the better real estate sector to deliver value and 3) is most likely to see the share price come closer to NAV. A last question would be do you think either company is likely to receive an offer and be taken over by another REIT or pension fund, and if so would it be at NAV or above?
