Q: My Real Estate holdings, aside from a paid off home, are DIR.UN (39% of real estate holdings; up 46%), GRT.UN (13%; 11.7%), SMU.UN (16.5%; 9.5%) and TCN (31.5%; 28%).
My longer term holdings have been DIR and TCN. Following 5i's emphasis upon Industrials as a current favourable sector and comments that Industrial REITs are fewer in number (eg WPT's recent buy out by Blackstone) and therefore more valuable, plus a TD analyst comments on the possibility of an SMU buy out, I bought GRT and SMU.
However, in a general intent to streamline my overall portfolio to fewer and 'best quality' holdings, how would you suggest I amalgamate these holdings to maintain subsector and geographic coverage with projected best return? Which is the least desirable holding(s) that I might sell?
Q: Save for its operating in Brasil, EBR seems, on the face of it, to have reasonably good prospects. However, what is the true status of the dividend and do you believe the debt level is reasonable? Thanks!

I'd like to put some funds into healthcare for a what expect to be 3 to 5 years. Currently, HHL will provide around 8.6% per annum income, but capital gain potential seems limited. DHT.UN meanwhile is currently yielding 2.4% but the analysts I have access to appear optimistic for future share price growth.
I definitely like the HHL income (which I would reinvest in the name quarterly) but wonder if, in your opinion based on current available info, whether or not it would be overly risky to lock down some DHT.UN at current levels instead. I guess an earnings report or two from DHT.UN illustrating how 2021 has gone so far might be helpful in looking ahead, but I'm not aware of any ...?

We need to increase our Telecom exposure in our non-registered account. Is Telus investable today for a long-term hold, or should we wait for a pullback? Alternatively, since we also need to increase our US exposure, would you be OK with VOX (or similar ETF) instead of T, or would tax consequences make VOX or another US-based ETF a poor choice in an unregistered account?
