Q: Which residential reits do you believe have the highest quality tenants? i.e. less likely to defer, default, delay etc. rental payments . Also which reits have the best balance sheets and financial strength? Are any worth investing in at this stage or do we need to see were the dust settles?

Q: Hello Peter and Staff

Today all rental housing stocks I follow (CAR.UN, KMP.UN, IIP.UN and TCN got hammered

I would have thought they would stand up well - rental shortages and future refinancings likely at lower rates ?

Does that logic make sense?

Any reason other than someone starting a rumour about mandated rent holidays?

Q: The REIT sector seems to have been decimated. Residential REIT's which usually hold up better have come down big along with the Industrial REIT's.

Would not be a good time to accumulate some of the residential REIT's in Canada. Why would these companies decline so much ? Are they being priced such that folks will not be able to pay rent forever ?

Q: Could I get your take on REITs at these levels. I thought they would have held up much better in this current meltdown. Are investors just dumping them because they think tenants are going bankrupt and default on their lease agreements? What is your opinion on FCR.UN? or do you prefer HR.UN? Thanks Ron

Q: Can you comment of Boardwalk’s most recent quarter? I own Boardwalk (10% gain) and Interrent (75% gain). After starting their intention to diversify away from Alberta and Saskatchewan over a year ago, little progress has been achieved by Boardwalk. I’m debating selling Boardwalk and putting the proceeds to work in Interrent on a pullback since I already own a position. Would you be ok with this move? I would maintain the same sector weighting (10%) but it would be all in one stock and some ETFs vs 2 stocks.

Q: I don't own a REIT in my portfolio. Do you think now is a good time to buy a REIT that may be beaten up and are REIT's looking good for the coming years with expected lower interest rates? What is your fav REIT you would buy right now, I like high ROIC if possible but open to your advice. Thx

Q: Hi 5iR, InterRent real estate appears to me to be a low profile property owner and developer with about 8000 suite located in Ontario and Quebec. The stock price is currently $17.00 and the company yields a very modest, 1.8%. If I had bought IIP in 2015, when it traded at $5.00 I would now be up 240%. The 5yr graph is any investors dream, slow and steady, constantly moving up with almost zero volatility. I like what I see and read about this company.

I read the company did some buy backs last quarter. Do you see the stock bouncing back in 2020?

Q: I own Chartwell and H&R few years , they are steady however it appears in the continuing low interst several Reits out perform like Granite REit Dream industrial cap reit etc I don't follow Reits . I am considering replacing one say H&R or both
with quality names in Canada or U.S Sector doesn't Matter
