Q: Which REITs, either Canadian and/or US, are suggested for secure dividends and potential appreciation once interest rates settle. I asked this question several days ago but it much have fallen through the cracks. thanks A,

Q: Hello, I sold ERE.UN recently but I want to keep a toe in the residential sector and was looking at KMP.UN, after reading a favorable report from a broker. The current valuation is interesting, among other points. What is your opinion of this REIT? Should I buy after the earnings release (Feb 14)? FYI, I know you like CAR.UN, but I am not interested at this point. Thanks.

Q: Good Afternoon,
I have owned Killam for a while. There has been no appreciable growth or dividend increase. What is the likelihood of either happening. Would I be better off selling Killam and purchasing another stock? If so, what stock would you suggest that would offer some growth and a good dividend. There is no tax implications as I hold Killam in my TFSA.

Q: I am looking at selling HR,PMZ , AD , ( 10% total weighting) keeping CRR and buying KMP(2.5%); all held in my RRIF.
Halifax ( where I live ) is booming ,has a strong rental housing market and KMP has a significant presence there. With continued high immigration and constrained construction the metrics look good for this sector. Some markets have rent control. While concentrated in Atlantic Canada, they are also growing in ON, AB ,and BC.

Your thoughts on KMP and on this portfolio change would be appreciated. Better rental reit suggested ?

Q: Federal Liberals are reviewing tax treatment of residential REITS claiming "(REITs) are increasingly trying to amass large portfolios of Canadian rental housing, putting upward pressure on rents,” the announcement states, “We will put in place policies to curb excessive profits in this area"

Clearly such a restriction would not be good for REITs but as TCN is the only name I own in this space could I expect it to not be impacted?

Q: Would you consider apartment REITs as good inflation hedges? Rental rates and property values should presumably increase in an inflationary environment. However, the currently low dividend yields on these REITs, I assume, could cause some weakness in a rising interest rate world. What's the right way to look at these? Thank you.

Q: In my TFSA I am looking to move it to a more growth oriented stance. In keeping with this I have added ENGH and LSPD already. In what order would you sell the above (other than LSPD and ENGH)? I could sell off whole positions or just reduce the holdings either is fine. Any reasoning behind the ranking would be useful too.
