Q: Understandably Real Estate cos. are not prominent in the minds of investors these days and in Canada they are under alot of pressure but am wondering if CAR.UN is a screaming BUY for one who is willing to wait through a couple more years of AI craze?

It shows CAR.UN book Value at $56.00 per share whilst price today is $39.00. Am already a holder of Minto which i earlier saw Book Value of $29.00 but yr site shows a P/B value of 1.06 so not sure about that number.

These companies may carry alot of debt but wondering yr thoughts on the opportunity here on these reits and the relative risks of each as a 3 year investment?

Q: What are the strengths and weaknesses of Minto ? In your last comments on the reit you did not have a good opinion on it. Do you still feel the same? Would you considers buying MU.UN now?

Q: Minto and apartment REITS in general like Killam and CAR-UN.TO have fallen substantially Minto for example trading at about 53% of its one year high and a P/E of 1.56 which I know is not the best metric for reits AFFO looks good that being said do you think they have more than priced in the interest rate rises at this point and are a good buy here.

Any news today causing even the highest regarded apartment reits to sell of significantly? CAR.un, IIP.un, and MI.un all down close to 5%.

Thank you for the new update on Interrent REIT.
Reviewing the new report on Interrent REIT, the Peer Relative Evaluation section compares Interrent against ten REITs, however only two of the ten REITs (CAR.UN & NVU.UN) are in the residential apartment sector.
1 - Please comment on how companies are selected for the Peer Relative Evaluation section.
2 - Would it be more appropriate to compare Interrent against the major residential apartment REITs (BEI.UN, CAR.UN, KMP.UN, MI.UN, MRG.UN, NVU.UN) than to the Office, Industrial, Retail REIT section?
3 - Also given NVU.UN is subject to a takeover, is this a reasonable comparison?

Q: Which residential reits do you believe have the highest quality tenants? i.e. less likely to defer, default, delay etc. rental payments . Also which reits have the best balance sheets and financial strength? Are any worth investing in at this stage or do we need to see were the dust settles?
