Q: As I do my year-end review, I am always looking for moves that can add potential ZIP for next year while being mindful of my senior years (old). My portfolio is well established in weighting and sectoral positioning. Chp.un has been in it since 2020 and has given me a 16% return (x div). It seems to have a muted outlook for 2026. What is your view on a switch to the somewhat out-of-favour car.un. At $37.80 ish and estimated up to $48 range next year, it seems like a solid move for growth potential. Not too worried about the minor div variance here. As always thank you for your service.

Q: Reviewing recent questions on these coys Considering tax loss sale of car.un and replacing it with more supposedly growthy fsv. Alternatively could add more dir.un which is a keeper for me now. Other name's also in total portfolio but only bn is a keeper. Your views?

Q: Understandably Real Estate cos. are not prominent in the minds of investors these days and in Canada they are under alot of pressure but am wondering if CAR.UN is a screaming BUY for one who is willing to wait through a couple more years of AI craze?

It shows CAR.UN book Value at $56.00 per share whilst price today is $39.00. Am already a holder of Minto which i earlier saw Book Value of $29.00 but yr site shows a P/B value of 1.06 so not sure about that number.

These companies may carry alot of debt but wondering yr thoughts on the opportunity here on these reits and the relative risks of each as a 3 year investment?

Q: Hi Peter,
I have CAR.UN in my RRSP account for a number of years. It has performed poorly for the past year, though interest rate is heading downward which should be good for REITs. What are the reasons, apart from immigration restriction, for the negative momentum for CAR.UN? I’ve a 13% loss on this stock and I am thinking of selling it with no tax loss benefit and buy another REIT. Please suggest a few REITs that will provide a stable dividend and flourish in this economy. I’m thinking NWH.UN can be one possibility but it is at a year high. I already owned DIR.UN, BEI.UN and PLZ.UN. Thanks.

Q: My portfolio is income based. I have capital losses in BCE, CAR,UN and ENGH. What order would you sell them in or should some be held? I am looking to replace some or all with the following; BIP.UN, NWC.UN and/or RCI.B. How would you rank them for acquisition?

Q: Each of these have fallen below 1% percent of total portfolio value in my non-reg account. What order of preference would you suggest for adding to top up? Altrnatively should any go or should there be a new addition? I am low in consumer cycles, comms and health.

Q: Citing elevated redemption requests and tighter cash flows, some asset managers are joining a growing list of firms who are warning investors about changes to their real estate funds, which range from limited redemptions to reduced monthly distributions.

For example Trez Capital Mortgage Investment Corp, Nicola Wealth Management Ltd. and Centurion Asset Management Inc. informed investors about such changes. I own CAR.UN, KMP.UN and GRT.UN. Can I please get your thoughts for these three.

Q: The Canadian Apartment Properties Real Estate Investment Trust (CAR.UN) was following a solid upward trend for at least 7 years up to mid 2021 (ignoring the temporary COVID disruption). However, the REIT has followed a flat trend since then. What factors stopped its growth? We hear so much about the scarcity of residential housing these days, so what is holding back the companies in this REIT?

Q: Good morning

Ive held both of these reits for several years in my rrifs. On car I’m down 13% and on dir flat.

Over the past year car is down 15% and dir is down 5%. That performance doesn’t include dividends

Can you suggest 2 other equities that offer similar income but will come with additional growth?

With thanks

Sheldon

Q: I know in the past you have liked CAR.un. But were you disappointed yet again in their earnings report last week? The stock seems dead in the water and the yield is nothing special (for a reit), Do you expect any meaningful increases in the dividend going forward? So why should I hold on to it?

Q: What are the strengths and weaknesses of Minto ? In your last comments on the reit you did not have a good opinion on it. Do you still feel the same? Would you considers buying MU.UN now?

Q: Hi,
I know interest rates are going down and I know the population of Canada may not grow as it did in the last few years. But how would you rate these reits in terms of their fundamentals, management, payout, and their risks. If you can rate from 1 to 10, 10 is the best, 1 is the worst.
Thank you
