Q: What did you think of recent quarterly results?

Can you compare this stock on a valuation front with what ever metric you think is best for reits to Car and iip?

I have a decent sized position and thinking about adding more on the alberta re-rate /energy strength / cheap relative valuation / no rent control thesis.

Q: Good afternoon,

I'd like to add a position (or 2) in each of the following sectors: REIT (TCN or GRT.UN or CAR.UN or a better idea), energy (CNQ or SU or a better idea) and industrial (already own WSP, TFII, XYL, TT and could add to one of these or consider a better idea). I could also use a utility suggestion (either add to FTS or AQN or add BEP.UN). And, I'm always looking for an opportunity to add BAM.A to my portfolio. In what order would you add or take new positions given the current environment being favourable to a given sector and/or a good entry point for a particular stock.

Q: I am wondering about the relative safety of these Reits if interest rates runs really high. I was reading an article in Barron's which claimed a high number of Reits went bankrupt in the 70's and 80's, but went on to say it wouldn't happen today even in the same case scenario, but it did not say why. Wondering what you think of that statement, and if you could answer "why it wouldn't happen now". Do you think these Reits are safe to add to as they go down, and would their dividends be safe if interest rates ran hot for a couple of years? Thanks.

Q: I am thinking of harvesting a tax loss in CAR.UN. Had bought this to protect against, or just dampen, the abrasive effect of inflation. I do not need a loss for tax year 2022 so it would be for use in some future year. I could use the proceeds to buy a different REIT , as a possible (probable?) protection against inflation.
1- Am I correct about REITs being a probable protection against inflation?
2- Although interest rates will be higher going forward, I assume inflation also dampens effect of debt. Is this in fact true?
3-Would you suggest an industrial REIT over a residential? Please suggest names you favor. I like ones that are inter-listed as I have only US$. ( TCN, Granite GRP in the US and others). But ones listed in Canada only are also just fine.

Q: Federal Liberals are reviewing tax treatment of residential REITS claiming "(REITs) are increasingly trying to amass large portfolios of Canadian rental housing, putting upward pressure on rents,” the announcement states, “We will put in place policies to curb excessive profits in this area"

Clearly such a restriction would not be good for REITs but as TCN is the only name I own in this space could I expect it to not be impacted?

Q: Other than higher interest rates, is there a reason the US housing REITS have been so weak of late? Does the same reason apply to CAR.UN which have been down.

Am I correct in understanding that REITs are a good hedge against inflation? All of these REITs have been decreasing- some more than others. Are there any that you think will continue to be at risk in a rising rate environment? would you add to any during this most recent decline?
