Q: Peter; With the huge number of refugees flooding Europe could this be bullish for ERE.UN? Thanks.

Q: I want to free up some cash to take a 2.5% position in HYLD ..... The two candidates for sale are ERE.UN and SIS ...... ERE.UN was getting raves from analysts for growth pre Covid but has been pretty flat for quite some time ..... Is the growth model still intact ? What are their plans ? ..... And your most recent comment on SIS isn't all that enthusiastic so of the two which would you sell ? Also regarding HYLD 5I has shown some hesitance because it is new and small ..... I don't understand why this should be a problem if I know what it's holdings are ..... Please explain ? ..... Also HYLD.U current price is $16.40 and HYLD is a little less ..... I thought the .U symbol meant US dollars and if that's the case those two prices make no sense ? Could you please explain what I'm not getting ? ....... Thanks Garth

Q: I was very impressed with the recent quarterly report for ERE it would appear that its growth prospects are excellent and dividends will surely go up again in february (or thereabouts). Do you agree?
Is the share price divided by AFFO the most appropriate way of evaluating whether it is undervalued or fully valued, compared to its peers? If so, isn't this one very cheap indeed? Debt and POR look good, so I am just wondering about the valuation.
I realize it is harder to get information from
Europe, but this one seems to be in an excellent housing market with an excellent pipeline - and they have proven this already - so should there really be a discount (or much of one)?
Q: Peter; Any idea of the flooding could affect Ere.un? I’m assuming they would have to announce any major damage? Thanks. Rod

Thanks
Q: Good Morning,
What do you think of ERE.UN for a TFSA or an RESP for a long term hold? About 10 years maybe?
Thanks

Q: I am planning to take some losses as offsets to capital gains from previous years. In some cases, I am considering replacements as well. Please advise of any concerns with, or suggest alternatives to, the following sale (purchase) plan.
Sell HWO, PSI & IPL (buy PPL and AQN - already own ENB, ALA & KEY)
Sell SU & CJ (buy CNQ and PXT - already own ARX). I also have a sizeable loss on VET, but consider that is presently so far below comparables, that I should wait for some recovery – or sell now and move on?
Sell HR.UN (buy another REIT, possibly TCN.UN and/or ERE.UN - already own IIP.UN & NWH.UN).
Sell CHR.
Thanks - Don

Q: Hi There,
Can you provide your opinion of the debt level of this small cap REIT company?
In the event of a recession would you expect the company to still honor
all it's debt obligations comfortably?
Do residential REIT stocks generally perform better than the overall market during a
recession?
thanks for your comments!
Q: Hi,
I am looking for a suitable replacement for Dream Global. What are your thoughts on European Residential Re Investment Trust as a replacement based on its current price?
Or, would you recommend a different one (outside Canada/USA)?

Q: Hello,
Can you provide your views on the prospects for this REIT and whether you would recommend a purchase at this point.
Thank you.
Q: In a June 28/19 answer to Jim 5I quotes a yield of 8.03 % yield on ERE.UN.... I'm assuming something changed between then and now as any source I can find shows 3.27 %... Could you explain what that was ? You also referred to a special dividend in April. What was that all about ? Thanks for your great work.

Q: Hi guys.
What are your thoughts on European Residential REIT? They have done a couple of interesting deals with CAP REIT. Looks like there is some management and trustee overlap.
Thanks,
