Q: Hello 5i, I am a current unit holder of ERE.UN and would like you to comment on the latest news release as to the current shareowners are being offered.
Are there options for cash or shares of CAR.UN and what are the chances of another
bid for the company.

I own European Residential REIT in a taxable account.

The REIT has previously announced it will sell all its remaining properties and essentially close down operations and delist from the public markets.

Current price is approximately $1.14 and the net asset value as of December 31, 2025 is approximately $1.44 (as per financial statements released).

How does this process occur? Do they essentially liquidate their portfolio, pay taxes and distribute the proceeds to unit holders (say $1.40 per unit to account for taxes and closing costs) and the trading price of the units goes to zero. This would result in a "capital loss" on the units and some form of taxable distribution (mix of capital gains, income and or return of capital).

Or does a private buyer make a take-over offer of say $1.35, take the units private and then internally deal with the closing down of operations.

Has there been other examples of companies / reits closing down operations?

Is this a potential arbitrage opportunity?

Q: I do not know if it me doing it wrong, when checking the chart for ERE.un on Itrade from Scotia bank, I found a really weird chart , on 10 years it shows the price was never much over 2.50 cad, when chequing other sources ERE was above 4 cad in 2022, is anybody experiencing these strange problems with Itrade ?

Q: Based on the information in the market at what level would u recommend a disposition of ere.un to move forward if not interested in owning the resulting entity after divid payment? What is likely to be the final value to current shareholders?

Are there any reits u feel particularly positive on to deploy resulting funds into for 2025 and if not yr favoured sector to deploy funds into in 2025?

Generally reit performance has been anemic this year n not certain if this will change in 2025.

Q: Hello 5i Team

I currently own European Residential REIT (ERE-UN), however I wish to sell it before year end with the uncertainty of what will happen after the special distribution and reduction in dividend (i.e. to many moving parts).

I want to replace it with either of the TSX listed US dollar REITS

BSR REIT - HOM-UN
Dream Residential - DRR-UN -UN,
Flagship Communities - MHC-UN

or add to my existing holdings of Inter Rent (IIP-UN)

1 - What would 5i suggest and if the US dollar REIT, please rank in order of preference?

2 - If I go with the TSX USD reits should I buy them in Canadian Dollar or US dollar (as they trade in both currencies on the TSX)? I am thinking I should go with Canadian Dollar as it will make the annual ACB calculations easier (my reits are held in a taxable account).

Q: ERE today announced the sale of over 1 Billion in housing and commercial units. In addition a 41.13 special dividend and a 50% reduction in the dividend. I realize this will significantly improve the balance sheets, yet the company is small and will become much smaller. The stock price is up by 23c today. Is the stock worth keeping or should I sell it now. Will the share price gradually climb as it gets closer to the special dividend? What do you think of this sale?.

Q: I am looking for other canadian residential reits to buy with my funds from selling TCN. I think with interest rates topping out and very possibly declining later this year, reits are a very good, safe place to invest. Can you suggest any other canadian residential reits that have good upside from here and give a decent dividend? I am thinking of ERE as well as HOM. Any comments?

Q: These are the big losers in my portfolios.
So sick of looking at them and waiting for improvement (which I know is unlikely and a bad idea). My wife’s analysis of my investment strategy is “break even quick”. Are any worth holding, or is it time to just jettison the works?
I don’t mind a bit of risk, but am thinking they’re just mistakes, at this point. I believe I have a diversified portfolio over all, with none of these being overweight.

Q: Recently an analyst specializing on REITs said "We believe the ability for select names to maintain current distribution levels is ‘below average’, including Dream Office REIT, European Residential REIT, Extendicare Inc.,, Melcor REIT, Northwest Healthcare Properties REIT, etc. "
Does this mean there is a strong possibility that the distributions will be cut for the above noted REITs ?

Q: I currently own both these 2 REITS. BEI appears to reach higher highs, and ERE seems to be reaching new lows. What are your thoughts on both REITS? Do you believe there is there more room to run for BEI, and would you buy ERE at these levels?

Q: I bought ERE.UN a few years ago when CAR.UN got involved with them . The thesis among a lot of analysts recommending them was " growth " ..... Then Covid showed up and the stock has languished ever since. I haven't lost any money but I am getting bored with it. So what is happening internally with the company ? What has management been up to ? Has this lofty growth everyone was excited about disappeared ? How does 5I rate this REIT ? .... Thanks Garth
