Q: I am looking for other canadian residential reits to buy with my funds from selling TCN. I think with interest rates topping out and very possibly declining later this year, reits are a very good, safe place to invest. Can you suggest any other canadian residential reits that have good upside from here and give a decent dividend? I am thinking of ERE as well as HOM. Any comments?

Q: These are the big losers in my portfolios.
So sick of looking at them and waiting for improvement (which I know is unlikely and a bad idea). My wife’s analysis of my investment strategy is “break even quick”. Are any worth holding, or is it time to just jettison the works?
I don’t mind a bit of risk, but am thinking they’re just mistakes, at this point. I believe I have a diversified portfolio over all, with none of these being overweight.

Q: Recently an analyst specializing on REITs said "We believe the ability for select names to maintain current distribution levels is ‘below average’, including Dream Office REIT, European Residential REIT, Extendicare Inc.,, Melcor REIT, Northwest Healthcare Properties REIT, etc. "
Does this mean there is a strong possibility that the distributions will be cut for the above noted REITs ?

Q: I bought ERE.UN a few years ago when CAR.UN got involved with them . The thesis among a lot of analysts recommending them was " growth " ..... Then Covid showed up and the stock has languished ever since. I haven't lost any money but I am getting bored with it. So what is happening internally with the company ? What has management been up to ? Has this lofty growth everyone was excited about disappeared ? How does 5I rate this REIT ? .... Thanks Garth

Q: I want to free up some cash to take a 2.5% position in HYLD ..... The two candidates for sale are ERE.UN and SIS ...... ERE.UN was getting raves from analysts for growth pre Covid but has been pretty flat for quite some time ..... Is the growth model still intact ? What are their plans ? ..... And your most recent comment on SIS isn't all that enthusiastic so of the two which would you sell ? Also regarding HYLD 5I has shown some hesitance because it is new and small ..... I don't understand why this should be a problem if I know what it's holdings are ..... Please explain ? ..... Also HYLD.U current price is $16.40 and HYLD is a little less ..... I thought the .U symbol meant US dollars and if that's the case those two prices make no sense ? Could you please explain what I'm not getting ? ....... Thanks Garth

Q: I was very impressed with the recent quarterly report for ERE it would appear that its growth prospects are excellent and dividends will surely go up again in february (or thereabouts). Do you agree?

Is the share price divided by AFFO the most appropriate way of evaluating whether it is undervalued or fully valued, compared to its peers? If so, isn't this one very cheap indeed? Debt and POR look good, so I am just wondering about the valuation.

I realize it is harder to get information from
Europe, but this one seems to be in an excellent housing market with an excellent pipeline - and they have proven this already - so should there really be a discount (or much of one)?
