Q: I am intrigued by this company's business model of owning ground leases and working cooperatively with the owners of the business on top of that land. They say they collected 100% of payments during COVID and are essentially COVID and recession-proof.
In Geoff's previous question, he noted that it was "...likened it to a hundred year bond, yet if they can achieve their goal of increasing the distribution at twice the rate of inflation that is obviously better than a bond, safety comparisons aside."
Safety comparisons not aside, I'm interested in your views. It seems like raising capital and debt would be the main concerns. They seem to raise capital by offering more shares. How sustainable is that model?
All in all, can you assess the company in terms of safety and their claim to be more in the fixed income category than in the equity category. I actually like that they conserve dividend payments as it seems to justify this claim.

In one of the recent questions i noticed that you had quite a positive view on Microsoft for growing , in the future. I hold some Microsoft in my TFSA and although I don't like the idea of having to pay US tax on the dividends, I have felt that because I am positive about the growth of mfst and because the dividend yield is only .95 per cent, I am better to keep it in my TFSA despite the dividend tax. I was wondering how you would see a situation like this

Q: Since Apple would be splitting 4 ways on August 31, would that mean that the share will be cheaper to get in. Would you suggest if some one wants to invest $5,000 canadian would it be a good time to enter at that time and do you see it still going very strong.

I read somewhere that AAPL took 42 years to reach a 1 trillion market cap and only took 2 years to reach 2 trillion! Sounds like compounding at work. How common is it for mature companies like AAPL to grow at this rate? Which of the other FAANGM companies would you expect some thing like this? Thanks.

I was wondering if you could give a few added thoughts on Veeva, prior to their report on Tuesday. You have said that it is one of your favourite US growth stories, and it has undergone a large 2020 rally already, and some recent range bound movement.
Not knowing more that what I have read here and from reviewing charting, it looks like they have gone through periods of surges and plateaus over the years.
Would you expect some manner of growth announcements or earnings surprise on Tuesday that creates a new growth driver, or are you more of the opinion that there will be some developments in the weeks or months ahead?
