Q: I hold smaller positions of the above collection of what I would consider to be "second tier" income stocks in an unregistered account. I also have BIP.UN, CSH.UN and HR.UN in a TFSA. I want to raise a bit of cash before the snow melts; which two or three of these would you sell first?

RBC has just announced a IPO for Northwest Healthcare Properties REIT fir $10.10. Would you consider this comparable to Chartwell or Sienna and which would you prefer or just stay away from Healthcare altogether?

Q: Hi, have been thinking of selling Csh bought at 11.60,because of poor showing,and has been lowered from buy to hold.I also have Sia,Gud,Crh for a 8% sector weight.
Would you be fine with selling or keep holding,I do need the dividend.

Q: I manage my husband's and my TFSA's as if they are one account so we do not duplicate the stocks in the 2 accounts and can have a reasonable size of position. We have a similar weighting of ALA, REI.UN, SIA, WSP, ZEB, BEP.UN, CGX, and HR.UN and PKI, and a double weighting of CPD and CDZ. We currently have about $110K in the two accounts and $20K of that is in cash. Can you suggest what we might add to or change in the above list, considering that we prefer income paying securities with some growth prospects and want the TFSA's to act independently of our other investments as a relatively conservative growth vehicle.

Q: I'm 78 and interested in income with security of capital and I'm wondering about changing the percentage allocation of various sectors. For example, rather than hold 5% in each of healthcare, materials and energy, I'm considering holding 15% in healthcare. NWH.un, SIA, DR and SIS are broadly diversified within the sector, provide an excellent average income and have been generally approved by 5i. What do you think, and feel free to make suggestions.

Considering your recent comments and analysis would you recommend that I sell my SIA and buy EXE? Also, I have had a decent run with CNE and it may now be overvalued. I am slightly underweight in the energy sector. Would you recommend selling CNE and moving to different energy company? I own High Arctic and Brookfield Renewable as well as small positions in Tourmaline and Crius. Dividends are not very important to me. I am underweight in the energy sector.

Q: No one uses price to earnings ratios with theses co. Using AFFO OR FFO which is cheaper?

Q: Can you compare the key metrics for these seniors REITS and indicate your order of selection. CSH seems most favoured by analysts but has lowest distribution, why? Do you consider these a buy right now?
Q: I am considering buying SIA. But you comparitve analysis at the end of your Chartwell report indicates SIA has a PE of about 44 vs the average PE of the group is in the mid teens. This scares me. Am I missing something. Your comments please.

Q: Hello; You have spoken favorably about SIA in previous commentary; My concern is about valuation and its vulnerability in an increasing rate environment. Can you comment about SIA's stock price relative to operational cash flow. I suspect it is in the 15 to 20 range which seems very high. Thanks for your great service.
Q: Sienna Senior Living has been undergoing a steady decline for a number of weeks now and I would appreciate your analysis on possible reasons. (1) Is the stock merely falling back to a more reasonable evaluation or (2) do the recent acquisitions of Nicola Lodge and Glenmore Lodge raise the likelihood of a new share issue going forward and shares are being sold in anticipation of a significant drop in price? Maybe Sienna SIA is a better choice for income and some growth than either EXE or KMP.UN. SIA seems to have a better dividend history. I already have a full position in CSH.UN. Your advice?

I recently purchased a small position in Killam Apartment REIT in my TFSA. It was chosen as an income investment. I am now having second thoughts that maybe Extendicare would have made a better choice.
Both have about the same dividend yield now but I think now maybe EXE has more chance of growth. However I see KMP have skipped 2 monthly dividend payments in 2015 and one so far in 2016. Is this a real concern? But then EXE cut their dividend over 40% in 2013.
Also in tough times vacancy rates at KMP might be much greater than at EXE. It is easy to sell KMP and switch to EXE with my discount broker. What is your opinion of these two companies and what would you advise me to do? I am just looking for reliable income and maybe a bit of growth.
