Q: I have held IIP.un for about 9 month. Following some declines (story of my life) and then periods of stable value, the stock has been increasing nicely in the last couple of months and I am now up about 15%. Do you see continuing increases for IIP.un or will it flat line after this recent run? The other day a BNN guest suggested that TCN would be better than IIP.un, going forward. What do you think about a switch? Of the 2, which would be a stronger, more secure holding. Thank you for your excellent service.

In regard to Tricon obviously most of the homes they bought in the USA after the 2008 crisis have gone up significantly in value. On Tricon's balance sheet would the original cost be reflected or what they are now all worth? Just trying to get an idea of possible upside in terms of book value. Also in regard to Tricon it seems over the years management have bumped around a bit in terms of what the company focuses on in terms of real estate investments. Do you think going forward they have found a focus that should deliver results? Also in comparison to the Industrial REIT's, like Dream or Summit, how would you rate Tricon - better or worse value and upside?

Q: In a recent answer to Ed you recommended this company as one of the top Canadian REITS that hold US properties ("Tricon (TCN) would be the top of the list." ). However, when I took a look, it is today $12.86, and 5 years ago was 12.00 so not much capital appreciation. The distribution is only 2.2%. It has been the same ($.07) for 5 years, and was one cent less ($.06) for about 5 years before that. In light of what seems to me very lacklustre performance, what makes you put this at the top of your list? Thanks!

Q: Good morning, as a relatively young retired investor I'm still leaning vs growth. As a portfolio year end adjustment I would like to hike my exposure to materials by approx 1%. Having said that my gold exposure has suffered and now sits at less that 3%. I own LUN at 2%. Where would you add ? In real estate I have a 2% in DIR and 1% in TCN.. Would like to add to maybe 5% of portfolio. Dividends are welcome but not a necessity since I can buy in either my Cash or in my RIFF account. New suggestions are welcome since your expertise gave me handsome results since I've subscribed to your services.

Q: Part 2 of my question about year end adjustments to my portfolio. I have fairly small positions in 10 of these stocks (0.6% to 1.1%), and no position in DOO. I would like to add to several of these using the cash generated from reducing larger positions in some holdings. Looking for best long term total return, 5+ years. Sector, and size of company not a major consideration, in a well diversified portfolio. I like growth, I like dividends. Looking at ATD.B, BAM.A, CAR.UN, DIR.UN, DOO, GRT.UN, ITP, LNF, TCN, TECK.B, SLF. Thank you.

Q: I intend to reinvest the proceeds from the NVU.UN buyout settlement. I'm looking at TCN or IIP.UN as replacements. I'm leaning towards buying TCN to diversify a bit into the USA housing market since I also hold CAR.UN and to avoid the effects of the Ontario rental rates freeze. Total hold for the two holdings would be about 6%. What is your view of which of these options to chose and also would you suggest a third alternative?
I realize that market timing questions are almost impossible to answer, but given the very recent bout of almost irrational market exuberance, should one buy now, make a partial buy now, or hold off a bit?
