Q: Good day 5i Team,

I have some cash sitting around and would like to build a portfolio.
There are few names that I selected, the goal is to have a stability, potential growth, dividends and maybe some covered options selling opportunities. I will hold these in my TFSA.
What do you think of the names? What would you add? What would you recommend.

Q: I have modest positions in these two holdings and am thinking of selling the Choice prop. REIT and buying more TXF. Do you have an opinion on this move. I recognize that they are very different holdings but my reasoning is as follows.
Chp has a nice dividend but very little growth. Txf has now dropped in price to a point where the downside potential seems more limited than its upside potential. It also pays a dividend that is enhanced by the covered call strategy. I know you prefer to own tech companies directly (which I do) but have also found Txf to be a way to own a basket of tech that would be hard for me to reproduce in my own portfolio. Any thoughts or opinions would be appreciated. Thanks.

Q: I am interested in REITs for potential retirement income. However, when one looks into the details of the “dividends” often a significant portion of the yield is return of capital. Are there any Canadian reits that make distributions that are largely just income and if so can you advise of same. Thanks Bill

Q: Good Morning,

Thanks for your excellent service. I owe INO.UN and CHP.UN in REIT. Looking to replace them with 1 Industrial/Commercial/ REIT and 1 residential REIT. Looking for long term growth and not much concerned about Income. Can you recommend 2 REITS in each space with brief comments on the rationale that there long term prospects will be better then the one I am replacing.

Q: Hi Peter and 5i,
The below is from a CHP's press release from it's latest quarterly earnings on 4/29.
"Choice Properties had a net loss of for the first quarter of 2021 as compared to net income of in the first quarter of 2020. The decrease was mainly due to an unfavorable change of in the adjustment to the fair value on the Exchangeable Units, partially offset by a favorable change in the fair value of investment properties, including properties held within equity accounted joint ventures."
I do not understand the Exchangeable Units. Will you please explain what the Exchangeable Units and what they mean?

Q: Hello!
I am underwater on my First Capital Realty shares (currently yielding 2.62%) and considering replacing them with Choice Properties REIT units (currently yielding 5.43%). Doing so would double my income from this position. My thinking is that CHP's income profile is more stable than FCR's. What are your thoughts on this trade? More importantly, would you make the switch now or wait for the economy to open up more? Once vaccinations are rolled out and the economy more or less returns to normal, does FCR's share price have more upside than CHP's? FCR's share price has rallied more in recent months.

Q: I am considering the above 7 REITs and would like to concentrate on the best 4-5 for long term in RRSP; based on current value and growth potential. I am concerned that CRT is trading at too high a valuation (P/B higher than others). Could you please tell us where each of the 7 REITs are trading, relative to their NAV (for example DIR's may be trading at a 10-per-cent discount to NAV). Can you please rank all 7 REITs? Thank you!!
PS: Is it hard to calculate trading price relative to NAV?

Q: We are retired, primarily income investors. We did hold relatively equal positions in SRU,un and CHP.un, but this has changed rather significantly. In view of the current uncertainty about retail marketing, what is your opinion about investments in these two companies. Would you comment on the sustainability of SRU's dividend? Q: Hello 5i Team
I am comparing the retail REITs and the two distinct groupings in the sector:
Group 1 - REITs majority owned by parent operating company and the majority source of the REIT's income. These would be Choice Properties REIT (CHP.UN), Crombie REIT (CRR.UN) and CT REIT (CRT.UN).
Group 2 - REITS with a large diverse portfolio. These would be First Capital REIT (FCR.UN), Riocan REIT (REI.UN) and SmartCentres REIT (SRU.UN).
The questions I have are:
1 - What would be your ranking of the REITs in Group 1 and your ranking of the REITs in Group 2?
2 - Which is the better Group to select from Group 1 or Group 2?
3 - Any other retail oriented REITs I should be looking at?
