Q: GRT.UN: Only 33% is from magna bldgs - the rest is modern warehouse set-ups that cater to the on-line commerce that is evolving more quickly with CV19 is my understanding; however, as the vaccines are rolled out will this not have a negative effect initially on the unit price? I'd love to buy; but, seems very expensive right now. A full position for me would be 1500 shares. Comments please.

Am thinking of buying some.

Q: Given that RIT holds nearly all the REITs [including the two mentioned here] and their dividend is higher, does it make sense to simply hold RIT [even if their fees are higher]?
Q: A number of Canadian REITs are spinoffs of the properties of big Canadian companies. How do I, as a potential REIT investor, have confidence that the bigger parent (i.e. Magna, Loblaws, Canadian Tire etc.) will not strong-arm the REIT when it comes to rent negotiations etc. ?

Q: Hi Peter, Ryan, and team,
My wife's TFSA consists of the above holdings. NFI is down 73.4%, and XMA is a tiny holding where we park cash (no commission with iTrade). The others are doing well, but perhaps they're not the best when held in a TFSA. Are there any outright sells, and what suggestions do you have to employ the possible cash? We'd like a bit more oomph from this account. Your advice is very valuable.

Q: Hi Peter, Ryan and Team,
A 5i Q & A caught my attention:
Q: Hello Peter,
If you wanted to beef up the income portion of your portfolio and liked the idea of a couple of industrial REITs, in each of the US and Canada, (partly on the assumption of 'fulfillment' in this new world of online ordering), which four would top your list - assuming you're hoping for good and/or growing yields. Thank you!
Asked by James on August 10, 2020
5i Research Answer:
WIR.U; COR, DIR.UN, PLD
I recently bought some GRT.UN in this space, and it's done well so far, yet I notice that it's rarely mentioned as a possible buy, as the above Q & A shows. Is there something 'inherently wrong' with Granite as the reason it's not a 'top pick' for 5i?
Thanks for any clarification.

Q: Hi Peter, Ryan, and Team,
I know that you still like AP.UN, but if one feels that there could be better results elsewhere, how would you feel about a switch to GRT.UN? Allied has done well in my wife's TFSA, but I'm a bit uneasy about the office property sector in the short to medium term. Or do you have any other suggestions in the same sector? Thanks in advance for your advice.

Q: I would like to reduce my exposure to REITs and reallocate to other sectors. Considering selling some of these 6. I have a long term focus - 5+ years, looking at total return over that time. May I have your opinion of these in order from best to worst for total return for a long term hold. I'm assuming all will get through this economic disruption OK. AP.UN, GRT.UN, HR.UN, PLZ.UN, REI.UN, SRU.UN. Thanks.
Q: Good day team. Re Granite; watched it reach a premium not long ago, now looks attractive for starting a position. Thinking of selling "some" Telus (still up after approx a decade hold & now 25% in one of my reg accts) and starting with GRT. How will cashflow be impacted now? Attractive on valuation now? Approx 5-7 year hold

Q: Hi Peter and Staff
If we end up in a longer (say 1-2 year recession) can you provide any comments as to which of the following could suffer more from vacancies or unpaid rent based on their tenants ?
GRT.UN, DIR.UN, SMU.UN
Thanks for all you do
Dennis

Q: GRT.UN has had a great run in the last few months. What is driving this and is it overvalued? Buy Hold or Sell?
Q: Understanding no one can time the market, in general, are REIT's an asset class that would be ideal to hold in a mature market? I am looking for some diversity besides utilities in preparation for a bumpy US election term. Other suggestions from the 5i team? Thank you
Q: Would you recommend continuing to hold this Reit in view of recent hits to this sector? I have a very concentrated portfolio and only have this one Reit. I'm open to moving these funds to another dividend Reit or another similar dividend stock in a different sector. Your ideas please. Thanks.
Q: why has granite dropped in price today?
Q: From the REITS that you favour, could you list the two that demonstrate the highest rate of dividend increases over the past five years?
Thank you.
Thank you.

Q: Hello 5i,
I have owned CSH.UN for about 18 months, am getting frustrated by the lack of growth.
Am after a REIT for income in RRIF. Am considering SIA & GRT.UN as possible replacements. Will be a long time hold, am after a decent yield with some growth possibilities. What are your thoughts including any other alternatives in the space.
Thanks as always for your advice !
