Northwest Healthcare Properties Real Estate Investment Trust (NWH.UN $5.58)
Q: Hello and thanks for your insights. I'm looking at these three as long-term (~5years) paid-to-wait plays on demographics/pandemics/energy respectively. Collectively, 10% of my portfolio. I'm retired and 55 and could manage nicely if all three went to $0.
Question: Do you consider this move to be on the lower end of the risk meter?

Q: Have held 1000 units of NWH.UN in non-RSP account since 2015 and the ROC is now about 1/3 of what I paid for it. Confused about ROC and how it helps me but I do understand the lowering of the cost base when units are disposed of. Faithfully track all ROC’s for all units held including SPB. I don’t depend on the income from the portfolio but I am in a 43 % marginal tax bracket as a retiree. So when do I dispose of NWH.UN?
Your Q&A database says that NWH.UN is small, has wide geo distribution and not much growth, the distribution is safe but amount is only so so. However, there is a lot of ROC. In this down market, my 2 other similar amount of REs are down also (CSH.UN and SIA, 35 and 44% respectively). Also, have similar amount of AD that is down 52%. I am about “even” on my gains and tax loss sales so far for 2020 taken early in January but could use some carry-back for last year’s gains. Thinking of a trade of selling NWH and AD and perhaps CSH and SIA, waiting the 30 days before buying AD back unless you could suggest a suitable alternative proxy for the interim (or just buy CAR.UN instead all in non-RSP). Or would best option be to let it simmer and revisit during tax loss season to see if any of these have sufficiently rebounded? Have I missed something? Maybe the best decisions taken are those decisions that did not have to be taken.

Q: Please comment on the first q results. It is the only REIT I own as I was attracted to its healthcare portfolio across a number of countries . The dividend was not cut which was nice to hear.

Q: Good afternoon, As a long-time Chartwell investor, of course I'm not pleased with its recent price decline. In our combined portfolio, I've allocated it in the healthcare sector. If I believe that the NWH.UN tenant base is more secure, would you be OK with a switch from Chartwell to Northwest Healthcare Properties, Do you concur with this thesis?
Thanks, and stay healthy.

Q: Regarding this company's net income vs. dividend payout, it doesn't seem to support it. From its free cash flow perspective, its also short of the dividend payout amount. Please comment.
Secondly, is there another healthcare REIT similar to this one with a good dividend that we can compare. Thank you.

Q: Hi Peter and Staff
If we end up in a longer (say 1-2 year recession) can you provide any comments as to which of the following could suffer most or least from vacancies or unpaid rent based on their tenants ?
FCR.UN, SRU.UN,NWH.UN,HR.UN and REI.UN
I guess I am also asking which one (s) appear to have been beaten up too much in relation to the others and why
Thanks for all you do
Dennis

Q: 5i,
Your thoughts on 2019 year end results and do you think this is a good point to step in with 1/3 position. I like the div. and think perhaps with more the low interest rate enviromnment and recent and possibly ongoing Fed rate cuts we will be again, or continue to be, in a positive environment for REITS in general.
BTW thanks for all the help and vigilance during these volitile times.
Cheers!

Q: Hi,
In an otherwise well balanced portfolio, with a slight tilt towards growth I do hold the above REITs for income. As part of a new investing philosophy (to me) I'm aiming to reduce my equity positions from 33 to 23 over this year. Thus, I need to sell one of the above and re-invest the proceeds in the other three. With an eye towards income preservation (ie. sustainability of dividend) and growth, which of the above do I sell?
Cam.

Q: Hello,
Happy New Year! What are your thoughts on SIR corp. They seem to have an attractive dividend..but ..is this a red flag? or a good time to pick up a few..NWH.un had an attractive dividend a few years ago with over 10% and then had some decent capital gains..Would you consider this a similar opportunity? Thanks.
Regards,
Shyam

Q: I am in my early 30’s. In terms of creating a strategy for buying and selling stocks shouldn’t I just always be buying stocks, even if the market goes down?
If I have a 30-year run way until I start withdrawing or using the funds wouldn’t it be best to just find great companies to average into?
Your thoughts are greatly appreciated in advance.
Thanks,
Dave
