Q: Please compare the valuations for SRU.UN and CRT.UN. I would like to buy one or both for part of an income portfolio. Your recommendation is greatly appreciated.

Q: i am looking for a Chartwell type comparable in the US. Would you consider ventas a good alternative. Understand that it has a broader investment base outside of retirement homes but would suspect this positions the Reit for a bit better growth? Looking for dividend with a bit of growth. If not Ventas, can you recommend an alternative.

Q: In this mornings G&M, there was an article by Sean Pugliese about Canadian REITs that included a table of interesting REIT data. According to Mr. Pugliese, the Debt/Equity ratio for NWH.UN is 324%. Do you agree with that number and, if you do, do you think that it jeopardizes the value of this REIT?

Q: My questions is about REIT investing. Seems that REI.un, BEI.un's 5 year return is cyclical, could be just back to original value whereas CAR.un and IIP.un value climb nicely over a 5 yr. period. Any difference in selecting these REIT's ?

Q: I have held RUF for a few years, bought mainly for income with the view that the apartment space should be somewhat stable (?). With the buyout offer last spring I sold half and bought SRU (which has done well). Now that RUF has no offers, the price took a dive and the yield is back up. I am considering selling SRU and putting the funds back into RUF. These are held in an RSP, so taxes are not an issue. Could you comment on the following for both RUF and SRU:
1) the payout percentage
2) the debt levels and how they compare to their peers
3) the price to NAV
I like that SRU has a large Walmart base as well as some of their proposals to reduce retail exposure - but execution is a factor, and it will take time. Based on my "stable income" orientation would you suggest selling SRU and buying back RUF, or just sit tight? Or something else?

Q: Hi 5i team :
reading the analyst's report I noted their reluctancy to get too optimistic about Kevan Gorrie turning around the company for a better value. Their report cited execution risks due to a hot competitive industrial market. Kevan was the CEO of Pure Industrial before blackstone bought it. Is execution risk due to overpaying for land and labour or when buying smaller companies ? or something else ? Thanks
