Q: Good day Team!
Could you provide some insight to the 3rd qtr Earnings report? With 1.3% improvement in revenues and a 9.7% improvement in AFFO, how did their profit drop so dramatically? Is it related to the sale "in line with fair value" of the Regina asset?
Any other take-aways you could share would be appreciated.
Thanks for the great service.

Q: Hello 5i Team
Thank you for the new update on Interrent REIT.
Reviewing the new report on Interrent REIT, the Peer Relative Evaluation section compares Interrent against ten REITs, however only two of the ten REITs (CAR.UN & NVU.UN) are in the residential apartment sector.
1 - Please comment on how companies are selected for the Peer Relative Evaluation section.
2 - Would it be more appropriate to compare Interrent against the major residential apartment REITs (BEI.UN, CAR.UN, KMP.UN, MI.UN, MRG.UN, NVU.UN) than to the Office, Industrial, Retail REIT section?
3 - Also given NVU.UN is subject to a takeover, is this a reasonable comparison?
Thanks

Q: On March 16, in response to a question from Pierre, you said you were not interested in Boardwalk at $27 and recommended some of the higher valued residential REITs. BEI.UN is now down below $20 and has been below $16. At $20 it is trading at a third of book value and 40% of net asset value. It is a well run company and quite under-leveraged. Below what price does it become a screaming buy for a patient buy and hold investor?

Q: Can you comment of Boardwalk’s most recent quarter? I own Boardwalk (10% gain) and Interrent (75% gain). After starting their intention to diversify away from Alberta and Saskatchewan over a year ago, little progress has been achieved by Boardwalk. I’m debating selling Boardwalk and putting the proceeds to work in Interrent on a pullback since I already own a position. Would you be ok with this move? I would maintain the same sector weighting (10%) but it would be all in one stock and some ETFs vs 2 stocks.

Thanks,
Jason

Q: I own Boardwalk and Interrent REITs. I have nice gains in both. Boardwalk finally seems to have some momentum behind it after languishing for a few years. With a solid quarterly release in the next couple of weeks, do you think it can continue to move higher and get back to the $60's. They keep saying they are trying to diversify the portfolio, but no major moves yet out of Alberta. Alberta's economy is doing better, but the name will always be attached to oil until they diversify throughout the country. Thoughts?

Thanks,
Jason

Q: In the Real Estate Investment Trust sector rank them from best first on down? Interrent, Riocan, Granite, Broadwalk, and H&R Also give some color why they would be better than the others?

Q: Hi 5I,
I have held Boardwalk for a long time (perhaps to long) and watched the stock pickup momentum in the summer of 2018 only to sell off and not recover.
Is this worth holding? Or move on to another income name that you could recommend. My thesis to own Boardwalk was that is was best of breed and carried a conservative payout with a fair REIT growth profile until the energy slide occur. I thought perhaps Boardwalk stock would start to return to a cover (or at least return some of the slide), but the energy climate seems to continue to impact the investor sentiment.

The recommendation does not have to be a REIT, and I have been looking at topping up CSH & NWC (not sure if this is too small cap to compare) to a 5i weighting %.

If selling BEI is the best option should I wait past May 15-19 earning release? Might get a bit more of clarity or hope of improvement (could be worse as well).
