Q: Looking to open a position in one of the 2 listed companies or others if you have any to recommend. Long term investor with 0 exposure to the real estate sector in the portfolio yet.

Colliers growth projections and better valuation along with positive analysts ratings make it more attractive on the surface. However, I know that you have First Service in the growth portfolio, is there something that I'm missing as to why I should choose FSV before CIGI? Could you please give a breakdown between the two and the reasoning behind choosing one over the other? Also open to any other real estate sector stocks that would be a good add.

Q: What is the outlook for Canadian real estate?
How long do you expect it to stay down, how will tariff impact it ?

Can the new liberal government do something to bring down the prices, if so , will it affect the price for the new homes or the entire market?

Q: Can you please comment on Interments quarter just announced? The numbers are hard for me to interpret because a number of properties have been sold.. Yet they apparently were sold above NAV, and company has been buying back shares at a very rapid pace - I believe they bought back 4.4% of their shares in 2025 already. How do you interpret the numbers (eg. FFO and AFFO) as well as the share repurchase programme?

Q: What are your thoughts on RE/MAX? I had initiated a position a couple years ago right before the class action losses and settlements related to the broker fees (so I'm down about 50%).

Most of their cash will be paid towards the settlements once the appeals are done, but it's already recorded as a payable so there shouldn't be a material impact to earnings once it's paid (although that cash will be gone).

Do you think now is a good time to add (assuming we get an eventual upturn in the cycle) or do you think new money is still better deployed elsewhere in the markets?

Q: As a shareholder I am curious as to their reasoning for not raising the distribution since inception (about 12 years!). It has been about 6 cents for all that time. I also note that the share price has not been growing also, which more or less defeats any convincing argument that funds are being held back to do accretive acquisitions. The payout ratio seems low for a REIT, at 69%, and I note that it has been steadily decreasing. The share count is also increasing (primarily the DRIP?)
My current view is that I can no longer be a shareholder if there is no dividend increase, or if there is an argument as to why that isn't going to happen.
Do you have any argument that could support my remaining a shareholder in a company where neither the distribution nor the share price is increasing?

Q: The monthly cost of owning a home in the US is now apparently 40% more than renting. Can you comment on your view as to whether this fact sets up a buying opportunity for companies that provide rental properties in the US. Can you also suggest a few such companies to consider and provide your best pick therefrom. Finally for each suggestion could you indicate whether their residential focus is single family or multiple and which one you believe has the most upside ahead. Many thanks.
