Q: I have a few REITs in my portfolio for income. The income has been consistent so far.
Why has the sector dropped so much in value? What conditions need to exist for them to recover their value.
Is the income at risk of decreasing?

Q: What are your thoughts on SGR.UN's recent earnings, during the call management indicated that their rents are well below market rates, which provides upside potential as those rents are renegotiated. The payout ratio is high, however, if rents can be increased the payout ratio would fall. Would you be fine holding it here, or is it time to move on to something with a safer dividend? If so what income stock would you recommend replacing it with?

Q: I see there is a US law firm investigating the proposed takeover price for Tricon. They are looking for investors to talk to. Is this a usual occurrence?

What do you think about the US$11.25 per share valuation being offered?

Q: Hello all,
Not a question, just a comment re: the latest comment around Dream Industrial REIT.
Paul, I believe it was, mentioned how various sources confuse certain companies with similar tickers. I have found that RBC and the TSX Money websites, among others, often confuse the Canadian DIV-T with the DIV-A ETF listed in the U.S., or vice versa. There are possibly more symbols which can create confusion.
So, just a note to everyone to take the time to ensure that what is being reported, even by your broker or other trusted sources, is accurately reflecting the correct equity - particularly where the information is such that you might be thinking of acting upon it.

Q: I've been mulling over your answer to Ray's question yesterday about DIR.UN. You are always quite positive about it, but having owned it for a number of years, I have to ask myself why I should bother to continue holding on to it. Its share price is where it was 5 years ago. I've looked back 10 years at its distribution and there's been not one single hike. What advantage do you see in continuing to own DIR.UN?

Q: Would appreciate your comments on their just-released quarter financials. Dividend back over 5% after this day's drop. Payout ratio of about 43%. I am wanting to own residential, but have been put off by the low dividends from most. This one is now looking good to me, but do you see any red flags here? Are there any others you might suggest (but please, with a reasonable dividend!)

Q: I am hearing investors piling into commercial real estate. I am looking for office real estate REITs in Canada that are beaten down, will not go down but have a potential price appreciation when environment improves. I am more looking for capital appreciation and not necessarily dividend.
