Q: This weekend’s WSJ quotes Sun Communities as saying that while there are 11.2mm RV-owning U.S. households, there are only 1.7 sewer/water/power hookups for them to park at. Do current North American demographics suggest a strong future for SUI? If so, is it the strongest option in the Snowbird/alternative residence space?

Q: It seems NWH.UN has got itself into a bit of a tangle, and I am not sure how or why. Reading your notes the business looks as though it is rock solid, but the shares continue to unravel and your recent post seems to indicate they do need the current restructuring (correct word?) to take place. The share price is now at an all time new low, save for the pandemic induced low in 2020, and still potentially sliding. What is their difficulty? Over commitment, ex pandemic issues, recent rate rises, blissful overconfidence during the interest rate lull, management, sector issues, etc.,etc,.?? Your original note to me did reference debt, as well as a lack of growth and general concerns about commercial real estate, yet in the latter case I would have excluded NWH from the more usual commercial considerations. The answer is relevant because a worthwhile outlook should include recovery, even if it is priced on the basis of low or even no growth, and that assessment would be appreciated. Q: Good morning,

Long time holder of CAR.UN, and although I like it, watching TD go lower and lower seems like a buying opportunity to me, and I know you view TD as having potential over the medium/long-term from these levels. Seems to me like there is greater price appreciation potential, and a greater dividend while things settle down.

I know they are different sectors, but what are your general thoughts on this potential switch? 5 years from now I think it may look smart..... Thanks. - Jeff

Q: Commercial real estate is in big trouble. Do you have any recommendations how to take advantage of the declining fortunes of this sector, in Canada or the US? Is there an inverse commercial real estate etf? Have the stock prices of the sector already been priced in?
