Q: Saw Andrew Moffs on BNN Monday discussing REITs and Real Estate companies. Looking for a 2nd opinion on these 8. Maybe just a ranking from 1 to 8 in order of preference for a long term hold. Yield doesn't matter, looking for best total return. Which ones look buyable at this time?

Q: Looking for a real estate play in my TFSA with a 3-5 year hold. I note that TCN is smaller and more volatile than CAR. However TCN is currently priced at a substantial discount to CAR. I noted your comment to a previous question about investors switching to growth names from bond proxies after interest rates settle. Considering an initial 2% position in TCN. Comments please. Q: I am interested in your comments about PKT. In late 2020 they seemed to wake up and start what appeared to be a pretty aggressive growth strategy, The market responded and the stock price went from $.10 to $1.77 in a 4 month stretch. It has since lost steam and has been hovering around $1.00 for a long time. In the past 12 months it looks like insiders have executed 70 BUYS and 0 SELLS buying over 8m shares or 3.55% of the float (if I am reading your data correctly). My questions are:

- how would you rate their financial stability?
- how would you rate management?
- how would you rate their recent acquisitions?
- management seem to be fully committed and must see the stock as a screaming buy but as they load up on stock is there a danger that they could take the company private at a huge discount while the market is ignoring the stock.......I am interested in how do you read this.

Q: I am looking at selling HR,PMZ , AD , ( 10% total weighting) keeping CRR and buying KMP(2.5%); all held in my RRIF.
Halifax ( where I live ) is booming ,has a strong rental housing market and KMP has a significant presence there. With continued high immigration and constrained construction the metrics look good for this sector. Some markets have rent control. While concentrated in Atlantic Canada, they are also growing in ON, AB ,and BC.

Your thoughts on KMP and on this portfolio change would be appreciated. Better rental reit suggested ?

I am looking at these three companies to add to my TFSA. What is the debt load ratio, how does it compare to others in its sector?

I am also curious about NWH. Several of other REITs, in different sectors, have started to move back towards their 2022 highs.NWH has stayed near its low. NWH occupation rate, revenue etc all look good. Is there some concerns about NWH?

Q: Would you please provide an updated view of MRC and its constituent companies. I bought many years ago hoping to see an improvement in the BV ratio. Given the high level of insider ownership is there one company more likely to get taken out? Take question credits as appropriate.

Q: Presently hold ZRE and CAR.Un in TFSA account.. Up on CAR and down on ZRE. Would you consider that to be a duplication and would it be better to focus on CAR?

Q: I have bought two of my three tranches of ZRE in Dec ($22.60) and early Jan ($22.37). It looks like ZRE is starting to break out.

Would you advise advancing the final purchasing and buying now, instead of in Feb?
