Q: I was thinking of selling my position in AX.UN and replacing with BPY.UN which would give me a decent yield, modest dividend growth, as well as much broader geographic diversification. A decent trade? Thanks

Q: Can you please comment on IIP's recent quarter? Also, in a previous answer, you mentioned that the Company's debt was increasing, but debt to GBV is 43.5% in the most recent quarter which seems reasonable. Do you agree?

Q: Based on insider reporting information provided by my broker approximately 17 million shares were sold by the insiders in March of this year.
Do you find this significant?
The stock in the meantime dropped by more than 30%.
Can you please verify that indeed there was a substantial reduction of shares owned by insiders early in 2018?
As well, would you still hold their bonds maturing in 2023?
Thank you for your insight.

Q: Please subtract two question credits if you feel that is correct. First, are REIT"S good to hold in a down market, i.e. bear or recession? I am thinking that ones pertaining to rentals would be? I hold TCN,CAR and IIP in my TFSA. TCN is not doing great and I am worried the future U.S. housing market if the U.S. economy tanks, will be affected by it. thinking of swapping it for PRV ( I like the dividend) or adding more to IIP and CAR instead. Looking for good income.... your thoughts please,
many thanks,
Jen

Q: Could you deepen your thoughts please. This year, earnings will be close to $1.50 ( 7x earnings). Next year, will be half of that. And the year after, still going lower. How can this be a value buy, what do you see that I don't?
Thanks
Thanks
Q: I own a position in this Company and it is up about 45%. I want to add more since o strongly believe in multi family units and I find this way of investing much easier than owning an actual apartment building, which I was considering. Should I wait for an equity offering to add to my position? What is the end game for interrent? Do they keep growing the portfolio to eventual sell to a bigger player or keep acquiring properties to become a bigger player. What’s your opinion?
Thanks,
Jason

Q: Well this one has certainly fallen out of bed recently. Can you speculate as to why other than threat of the fed. Would you hold going forward 12 to 18 months or would it be prudent to take the profits and run, given the outlook?
Thanks

Q: The majority of my portfolio is invested in the TSX 60 through XIU. I am working on diversifying my portfolio and thought I would start off with the Real Estate sector and am considering ZRE.
Would you have any issues about selling about $13,000 of XIU to buy ZRE and achieve a 5% allocation in the Real Estate sector?
Also, I noticed that ZRE was dropped from the Model Income Portfolio in July 2017. Do you have any issues with ZRE specifically?

Q: I'm considering buying BRE for a TFSA, mainly due to its consistently high Dividend (stable tax-free income). My concern though is that it generally pays out over 3 times what it earns. How can this possibly be sustainable? The way it see it, BRE essentially generates bulk of its revenue from fees (commissions) which can be low risk provided the sales continue growing. Is BRE a good choice for a TFSA at current price?
Q: Good morning,
I'm considering adding a small position of BXMT in my Non Reg US portfolio to generate some additional US $ income. With a 7% yield, how safe is this distribution and would you recommend any other name in its place to achieve my objective? Also, your thoughts on TF in my RSSP account would be appreciated. Thank you
Franco

Q: Hi. What's your take on Artis. Great yield at 9% due largely to the drop in the share price.. Is it buyable for growth and income at this level? Any concerns?
