Q: I would like to reduce the number of REITs in my portfolio but strike a nice balance in industrial, residential, commercial and perhaps care homes. My present holdings include CUF.UN, AP.UN, CAR.UN, GRT.UN, AAR.UN and SRU.UN. Which of these would you eliminate and what might you add?

Q: I am considering adding pure play "Industrial" REITs to my REIT allocation. I currently have sufficient representation in the apartment and office/commercial sectors of the Canadian REITs

Please rank in order of preference the 5 pure play industrial REITs on the TSX. Am I missing any other names?

The market capitalization of the REITS are: Pure Industrial ($1.42B); Dream Industrial ($499M); WPT Industrial ($436M);Summit Industrial ($101M); and Edgefront ($68M).

Is Edgefront REIT too small to invest in?

Given Pure Industrial has Canadian and US holdings is it better than a 50/50 split of Dream (or Summit) and WPT which would give the same proportion of Canadian and US real estate holdings.

Please confirm whether WPT is traded in US dollars on the TSX.

Thanks for the excellent service.

Q: I have a half position (2.5%) in EXE,CHR,AAR.UN and WCP. In a reasonably well diversified portfolio. I have enough cash to bring two stocks to a full position.
Should I pick two? Can you rank them in order?
Or should I add a bit to each? (More trading fees).
Or hold the cash for a couple of months to see how the markets are doing?

Q: I have all 3 of these reits and have been happily taking the payouts with not much attention to the rise and fall of the unit price. I understand that I should be lightening up on reits - so I hear!- so if so which of these would you hold, both for payout stability and increase in unit prices. I become attatched to something paying me between 6 and 9%! The 3 of them together are only 6% of my portfolio which is mainly dividend paying stocks,a few growth stocks and the odd juicy one just for fun!

Q: I have 7% of my portfolio in AAR.UN,Pure Ind. REIT, my only exposure to the REIT sector.I'm up about 40%& have enjoyed a 9% div. based on my purchase price 5 years ago.Income is not a big factor for me.Does Pure have enough growth potential, particularly in the US, to offset the expected interest raises in 2017 & further out?Should I keep Pure or sell in favour of ZUB, the BMO Equal Weighted US Banks Hedged to the Cdn.Index ETF? Would unhedged be better at this stage? My only US exposure is indirectly through TD & SIS.
Thanks,
Dave

Q: Hi team

Could you comment on the recent earning by Pure Industrial REIT AAR.UN. I would think going forward their industrial exposure to the USA would be very positive for the stock if the economy takes off. The stock has fallen quite a bit since the recent earning release (I realize part of this is because all high dividend stocks have fallen). I am wondering if I should add more at these levels in a well diversified portfolio?

Q: I have been watching SOT.UN and yesterday it dropped after making an acquisition. I have a balanced REIT portion to my portfolio for income, and I am wondering about adding Slate on this drop as it has an 8.8% payout. My other holdings are Artis REIT, Pure Industrial REIT and Smart REIT. Is Slate of a comparable quality to my existing REIT's and would it be a good addition for income?

Q: I am considering initiating a position in Edgefront. It is a HIGH yield small cap REIT that trades on the Venture. It is an owner operator of commercial real estate properties in Western Canada and Atlantic Canada with a primary focus on industrial properties. I currently own 3500 units of Pure Industrial (AAR). I feel that AAR may be nearing the top end of its market price, so am considering taking some profits and investing them in ED.UN. I would appreciate your thoughts on this potential move.

Q: Good Day Peter & Co.
I own 3500 units of AAR.UN in my TFSA. I have owned it since their IPO several years ago.For the last couple of years their dividend payout ratio has been creeping up According to The Globe & Mail payout ratio calculation, AAR's payout ratio is 108.30%. Do you agree with their calculation? If so, should I be selling some or all of my holding.
Many thanks for your valued opinion.

Q: Peter, I would be very interested to get your opinion regarding the recent news that AAR.UN has closed a deal to develop a 60-acre parcel of land in Vaughan, Ont. The $128-million project in partnership with Scannell Properties includes a plan to establish a state-of-the-art distribution and sorting facility to serve the Greater Toronto Area. The tenant, FedEx, has entered into a 15-year lease.
Good news or ???
