Q: I have held three percent holding in this reit for awhile and was quite pleased with the run up.The unannounced selloff hurt as a retail investor,seems to happen with regularly with low price deals and new shares issued.However after this sting im considering increasing to 5 percent at this lower price.What do you think of the metrics at this price ?

Q: Hello 5i Team

I have equal dollar amounts in Boardwalk REIT (BEI.UN) and Northview Apartment REIT (NVU.UN). The REITs are held in a taxable account.

After release of the 2nd quarter results last week and the resulting change in share prices, I am down 5 % in Boardwalk and up about 1 % in Northview (after a long 2.5 years).

Should I sell my Northview and invest in Boardwalk for the long term or invest in Killam / Canadian Apartment to diversify my apartment REIT holdings from a apartment location strategy (i.e. Boardwalk is concentrated in Alberta, versus Killam is more eastern Canada and Canadian Apartment is more Ontario focused).

Q: In reagrds to your model portfolio update;

Sell full position in BMO Equal Weight REIT ETF (ZRE, NR)
Trade Rationale - We see a few headwinds facing the broad REIT industry. Higher potential rates may make this segment come out of favour while also increasing costs to the REITs themselves. Add in high property values and pressure on retail stores, and we think it is time to be more targeted with any REIT exposure.


I concur and shifted my focus to smaller, higher yielding albeit riskier REITS like PRV which is flat since purchase not including DRIP & NXR just bought. My question is what REIT's would you recomend for this targeted approach and retail concerns, I am familair with some of your more popular REIT suggestions so hoping to hear some diferent names.

Q: just raised some cash as a result of tax loss sale of QTHR which i plan on
repurchasing before October.
am looking to park the cash in either KWH.un or NVU.un for a month or two. they both pay a handsome dividend - 7.84 and 7.96
do you have a preference?? would the proposed interest rate increase affect either of these two companies?

Can you suggest 3 or 4 Canadian REITS that pay a dividend over 6% that you would be happy with for an income investor? And can you rank them? Thank you for all that you do!

Q: I'm thinking of starting to accumulate Northview. Research shows a pretty intertwined relationship between the company and it's largest shareholder, Mr. Drimmer, who also owns Starlight Properties.

Given his 15% ownership in NVU.UN his ability to nominate two trustees to the board, and the business relationship between his company and NVU.UN, I'm hesitant to jump in. What do you think? If not this mult-family REIT, would you suggest another one?

I hold the above REITs in my RRSP account. What do you think of them? I don't really want to hold more than 3 but do you think that I should consider a change?
