Q: Could you compare Morguard( MRC) and First Capital Realty (FCR)? They both get a B+, and have very different client bases and dividends.

Do you have any concerns about FCR being a mall landlord in times when e-retailing is on the rise?

Q: Since you last covered Carfinco it has dropped by approximately $2.30 increasing the yield from 4.1% to 5.2%. Are you still comfrotable with the company and does this represent a better buying opportunity?

Q: Chartwell REIT (CSH.UN) hit a new high today, presumably from news that Ventas is acquiring some retirement communities from Holiday Retirement. Is Chartwell expensive now or do you think it still has room to go? Do you think the REIT may be a future takeover target? Thank you for a great service!

Q: Air Transat (TRZ.B):

After a collapse in share price in March to $8.10, Transat's share price has been gradually recovering and then today was up over 6 percent to close at $9.40. To partially assess risk reward I look at average analysts' one year price targets which for Transat are either $15.47 (Globe) or $15.50 (Thompson R), offering significant possible upside potential. At $9.40 it is still selling at less than BV with no debt (that I can determine). It is a small position for me (about 1.5 %) but I am contemplating increasing that to perhaps 2 %, but I have no insight as to why the price has moved up. I was wondering what thoughts or recent info (in addition to your March report), you might have. Thanks.

Q: I recently purchased Fiera (FSZ) but it has been on a fairly steady decline for the past month. Are you still comfortable with your rating, and might this be a good chance to pick up some extra shares 'on sale'?

Q: Hello Peter and the 5I team
AVO has moved into a price that makes it very attractive for a nice move up. In my opinion in the short term there could be a 20% gain with in the next few months as the worries surrounding the management people leaving the company subside. My question is for the long term investor, what is the companies "moat"? What prevents a cheap generic company from copying their technology and bringing out a cheaper camera? Who are the competition? I always worry about Canadian hard ware tech companies not begin able to protect their margins over the long run. What are your thoughts?
