Q: Hi,

I am a income investor so looking for dividends. My portfolio currently contains banks, pipelines, utilities, and telco's. I am thinking I should add some real estate to my portfolio and i was looking at MST.UN and/or CUF.UN-T. What are your thoughts on these two company's? Are there other real estate investment trusts you prefer?

Q: I have questions about the recent acquisition and stock offering for Milestone, one of my largest holdings.

1. They did not mention whether the acquisition is accretive - is it accretive?
2. Why would they sell about 185 M worth of stock for a 242M property, especially since they are also disposing of another property?
3. They say the NAV of properties will increase by a net amount of about 300 M, yet the cost of the property is 242M (and recall that this includes a disposition of one property) - isn't it a bit hard to b believe that they got a 300 M property for 242M? Is this possible? Or are they playing with the numbers?

Q: Hello 5i,
I have no REIT's in my portfolio and would like to add one that does not have Western Canada exposure. I have a long-term horizon of 7-10 years and am ok with small-cap risk. But is an 8% dividend yield crazy and unsustainable? Would you recommend one of these two REIT's? THX.

Q: Pure Multi Family REIT declared Q2 results which looked pretty good. Also disposed off a property and bought an AA property (as per announcement yesterday). They are doing all the right things. They have lagged Milestone Apartments REIT which has taken off in the last month or two.

What is your opinion on Pure Family REIT ? You had mentioned it was expensive some time back compared to MST.UN. Does this opinion still stand ?

and out of the three companies which would you prefer for income and some growth. Thank You.

Q: Hi Peter, Ryan, and Team,

Today, would you be a buyer of MST.UN? The RSI chart would indicate that it's close to the "oversold" category. It would be for my RRIF which contains a well-diversified mix of mainly your recommendations. The only other "real estate" holdings are a position in each of FCR and IIP.UN, and no direct participation in the US market.

Q: I am considering the purchase of Milestone. It appears that its revenue and distributions are in $US. Could you advise if this complicates matters in terms of tax and what type of account (RRSP or taxable) would be preferred to hold the security? Would the discount brokerage convert the US distribution to CDN and would they usually charge a fee for this?
