Q: I'm considering picking up some shares of First Capital Realty (FCR) to diversify my portfolio and get some exposure to real estate. I know very little about real estate investments though so I hope you could give me some pointers. Currently, interest rate is low and real estate asset value is relatively high, both of which are good for financing. In the medium term, real estate prices may cool down and interest rate will go up. How would this affect the stock price? In general, how sensitive is the stock price to the overall real estate asset value?
Is real estate a good investment to get in right now as a long-term investment? (I have a >10-year horizon)
Also what's your view on REITs? And US REIT vs. Canadian REIT?
