Q: Over the past 5 years, MRT.UN is down to about $14 from its highs of $19 +, whereas MRG.UN is up to $15.60 from just over $10. Is this difference all down to the U.S. property market being better than Canadian in terms of growth ? Is that likely to continue ?

What is your take on these 2 REITS and on the sector generally ?

Q: I am in my early 70's and have now held MRT.UN for a few years in a RIF (4.2%) and although I appreciate the high yield, I am down almost 17%.
The stock appears to be coming up slowly after bottoming out in August, but I continue to ponder the future and if I might be better off letting it go.

I also hold
CSH.UN (Chartwell Retirement Residences - 2.2% of joint portfolios and up 48%);
O.US (Realty Income - 6.8% of joint portfolios and up 43%);
HCN.US (Welltower - 2.8% of joint portfolios and up 35%)

If I sell MRT.UN, I would still have close to 12% in REITS. How do you feel about that in this market?

Q: Morguard REIT has just come off a recent high and although I like the dividend, I am down 11% since I bought the shares and there doesn't seem to be much promise of growth, so I am considering selling. Is there any reason for the recent drop?

I am well represented in the REIT sector in Canada and the US and would replace the shares with another good dividend payer. Currently thinking of KWH.UN.

Any comments?

Q: I have held MRT.UN for about ten years. The reported book value is $25.56 while the stock trades for about $15.70, yielding 6.1%. Why is there such a large discrepancy between those two figures? Is this discrepancy a sign of poor management? What can management do to get those two figures closer together? Do you consider MRT.UN a Sell, Hold, or Buy? and why?
