Is this a good time to increase my position in WELL? Where do you see it in 5 years?

We would be fine adding a bit; the downgrade of course has no impact on the company's operations. It is still a small cap so position sizes should be appropriate to the investor. Five year is a very long time to forecast prices but we think $7 to $8 should be achievable. The average 12-month street target right now is $7.84.
