Q: I purchased these shares for average of 10.26 at end of Dec.,they are now about 14.25 and pay an 11+% dividend.Do you see any more upside as I'm considering purchasing more.Thanks for any advice you can provide!!

We would consider the preferreds 'OK' but they are not risk free. Upside may still come from improvements in vacancy rates and lower interest rates, but we would not want to add to a position today.
