Centurion Apartment REIT invests in a portfolio of rental apartments, student housing properties, and mortgage and equity investments across Canada and the US. The portfolio breakdown is as follows: Canadian Apartments - 91%, Student residences - 10%, Canadian mortgage, and equity investments - 4%, with the remaining exposure, split between apartments in the US and medical offices in Canada. The fund has a portfolio of 151 properties with more than 21,000 units in 46 cities. Class A shares have a distribution yield of 3.75%. The calendar year and annualized performance have been strong. The targeted annual total return is between 7-12%. The fund manages nearly $6.5 billion in assets and pays a distribution monthly. We have no issues with an investment like this, however, we would be mindful of added fees if redeemed soon and return of capital.
